Mold Assessment

  • Origin
    This is the first step to determining the amount of clean up will be needed. See the classes of water damage to understand what is being looked for. Where did the moisture come from to create the growth of mold and how long has it been that the area was exposed to water or moisture..
  • Mold assessment identity; means a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the identity,location, and extent of amplification of mold growth of greater than 10 square feet. This testing may be required by your insurance company. But if not, then testing may not be needed.
    Because if it looks like mold.
    If is smells like mold
    Most likely it is mold,and you want it removed regardless of what kind it is. The exception would be if occupants are being treated for respiratory issues and their medical team needs to know about the types of fold and fungus are present in the building.
  • Location of mold;
    find all areas that have mold growth or have been exposed to mold spores that could cause mold to continue to infect the area and consider the possibility of hidden contamination. Check inside of air ducts and air handling units.
  • Extent;
    How much area is involved in sq. ft..

The process of elimination of mold.

  • Dry out contractors vs. remediation companies.
    are trained to do In-Place Drying. If they find mold they don’t get the job, so they never find mold. We are both. Using a wet dry vacuum, sponge mops, or towels, remove as much water as possible. Our professionals will bring special suction mats and other specialized equipment to draw the water out of the space. we will use powerful fans and dehumidifiers to dry the area.
    Prior to opening up the walls to remove saturated sheetrock, insulation and other materials, we perform the assessment to determine the extent of the issue and what areas need to remediated
  • Contamination Control;
    To prevent cross contamination we will isolate the contaminated area from the rest of the building. We will use plastic barriers, tarps, close off air ducts.
    We will use negative pressure to draw out mold spores and prevent them from invading other areas.
  • Expose the affected areas to look for the source..
    Expose walls at least a foot higher than the water level.
    Sheet rock, insulation, need to be removed. Plywood and other building materials need to be dried thoroughly and treated with an antimicrobial chemical before covering back up.
  • Concealed areas and pockets of saturation and cavities need to discovered and opened up. Investigate gaps under mechanical spaces like boiler and furnaces, under cabinets and furniture, and in crawl spaces. We use specialized equipment to discover hidden moisture.
  • Cleaners, sealants,and encapsulant will be applied to make the areas more resistant to water damage and mold growth. We will then seal the area to prevent future moisture penetration if possible.
  • Last we till clean the area and scrub the air of airborne mold spores using HEPS filters and negative pressure ventilation if needed.
